Frequently Asked Questions

Honest answers to the questions Georgia homeowners ask us most.

General Roofing
The decision depends on the age of your roof, the extent of damage, and the cost comparison. Generally, if your roof is under 15 years old and the damage is localized, a repair may be sufficient. If your roof is 20+ years old, has widespread wear, or has multiple problem areas, replacement is often the smarter long-term investment. SBL Roofing will give you an honest assessment — we won't recommend a replacement just to increase the job size.
Most asphalt shingle roofs in Georgia last 20–30 years, though Georgia's intense heat, UV exposure, and summer storm season can shorten that lifespan if the roof isn't properly ventilated. Premium architectural shingles with good ventilation can last 25–35 years. Metal roofing systems typically last 40–70 years. Regular inspections and prompt repairs extend roof life significantly.
We work with a range of materials suited to residential roofing in Georgia, including architectural asphalt shingles (our most common choice), impact-resistant shingles, and metal roofing. We recommend products from trusted manufacturers and install them to manufacturer specifications to keep your warranty valid. We'll walk you through options during your estimate so you can choose based on your budget, home style, and long-term goals.
No. Ben and Luke lead every project with their own team. We do not use subcontractors. This means the same people who gave you your estimate are the people showing up to do the work — and the same people accountable when the job is done.
Yes. SBL Roofing is fully licensed as a residential contractor in Georgia and carries both general liability insurance and workers' compensation coverage. We're happy to provide proof of insurance before any project begins — and we recommend that every homeowner request this from any contractor they hire.
Roof Replacement
Most standard residential roof replacements in Georgia are completed in a single day. Larger or more complex roofs — steep pitches, many valleys, multiple stories, or significant decking repairs — may take two days. We'll give you an accurate timeline in your written estimate. We do not leave jobs unfinished overnight without a temporary cover in place.
You don't need to be home during the work itself, but we do ask that someone is available at the start of the project to confirm the scope and answer any questions. We'll communicate with you throughout the day via text or phone and will do a final walkthrough with you when the job is complete.
We take jobsite cleanliness seriously. We use tarps to protect landscaping, shrubs, and HVAC equipment from falling debris. We do a thorough cleanup at the end of every day, including running a magnetic roller over the yard to collect any nails. We won't leave a mess behind — that's a promise we keep on every job.
Insurance Claims
Don't wait — contact SBL Roofing as soon as possible for a free storm damage assessment. We document the damage thoroughly with photos and written notes. Do not sign anything with your insurance company before you have an independent contractor evaluate the damage. Once we've assessed the damage, we can guide you through the claims process and ensure the full scope of necessary repairs is captured in your claim.
Yes. We work directly with insurance adjusters on your behalf, attending the adjuster inspection when possible, providing our own documentation, and helping ensure the scope of repairs is complete and accurate. We have experience with all major homeowner's insurance carriers operating in Georgia and know what adjusters are looking for.
Typically your only out-of-pocket cost is your deductible, which is required by your insurance policy. Any contractor who offers to waive your deductible is engaged in insurance fraud — avoid them. We handle everything legally and transparently, maximizing your claim within the bounds of your policy.
Cost & Pricing
Roofing costs vary based on roof size, pitch, material, and complexity. In the Metro Atlanta area, a typical residential roof replacement with architectural shingles ranges from $8,000 to $20,000+. We provide free, detailed written estimates so you know exactly what you're paying for — no surprise charges at the end. Contact us for a no-obligation estimate specific to your home.
We understand a new roof is a significant investment. Contact us to discuss financing options — we work to find solutions that make quality roofing accessible for our customers.
Our workmanship warranty covers defects in installation — things like improper flashing, nail pops, or installation errors. This is separate from the manufacturer's material warranty, which covers the shingles or roofing materials themselves. Together, these warranties provide comprehensive protection for your new roof. We'll walk you through the details of both warranties before your project begins.
